The main house is the hub — four bedrooms, three bathrooms, a full kitchen, and an open living and dining area where the whole group gathers for meals, games, and late-night conversations. The River Casita and Road Casita each offer private sleeping quarters with their own bathrooms, giving couples or families their own space to retreat to when they need it.

-Main house: 3 king beds + queen/queen bunk bed (sleeps 10)
-River Casita: full bunk beds + private bathroom + mini-fridge (sleeps 4)
-Road Casita: king/queen bunk + queen/queen bunk + trundle bed (sleeps 10)
Total: comfortably sleeps 24 (28 with air mattresses)

The estate is set in the Texas Hill Country countryside. We maintain regular pest control monitoring and provide insect repellent. Public river entry points are just 3 minutes away. Our private dock is expected to be complete by the end of April 2026.

Had a great Thanksgiving break with our families - house is off the beaten path right on the river. Lot of room, separate bunk house is pretty cool and we used the outdoor seating at the table and the hot tub quite a bit (too cold to use pool). Jesse is very, very responsive. We have a college age child living in San Marcos so definitely plan to return here for family gatherings.
