AIR CONDITIONING UPDATE - January 2026
In the late fall of 2025, the central air conditioning system at Hale Kona Kai was replaced. The HVAC equipment that services the individual condo was also inspected, with and any and all required maintenance/repairs completed. The air conditioning is in peak condition at this time.

Clean, excellent maintenance, great location for walking into Kona and avoiding the nutty parking fees. If you like the sound of crashing waves, this is the place.

I'll start with the pros--Obviously the location, you're basically on top of the water which is perfection. Easy walk to restaurants, bars, abc stores etc. The condo was clean upon arrival, well stocked kitchen and bathroom. Cons--listing says central air. There is not central air, it looks like at one point there was, but it's disconnected and they have 2 portable units,1 in the living area and 1 in the bedroom. There was no communication from the prop mgmt about this. The units seem to be new, they do make noise so if you want to turn on the tv at night, between the waves crashing and the ac unit blowing is hard to hear.You can't lock the slider due to this set up and the plug for the microwave is used for the ac. The guy upstairs, he stomps non stop day and night. We come and go all day, some days we'regone all day but no matter what time we get up or come back he's up there literally stomping from one end of his unit to the other. I understand this is a multi floor condo, but it's not only excessive as these units are tiny, it seems purposeful. I'm not sure if he's a full time resident and doesn't like vrbo renters or what but I actually went up on our last night at 915 to ask him to stop stomping. He smiled and said ok, seems like he knows what he's doing and today as we're packing its the same as every day. The bed needs new pillows and the mattress covered washed or replaced. A high top table on the lanai would improve it as you would be able to see over the railin

The condo was quite comfortable. With overhead fans, we had no need for air conditioning.We especially enjoyed breakfasts on the wrap-around lanai.

My husband and I booked a late trip to go enjoy our wedding anniversary & get some dives in.
We enjoyed:
Location is perfect, within walking distance to all restaurants, shops, etc. View is lovely looking out over the ocean & listening to the waves crash right outside your lanai. The a/c was fixed & worked great. The kitchen had everything needed, was stocked & worked well for us. There were beach chairs, snorkel gear, towels, etc.
We didn’t enjoy:
Place was small & only surface clean. Things were wiped down, vacuumed, mopped, etc. But there was so much caked on (moist) dust on everything that I spent the first 1/2 day cleaning everything so I could be comfortable. For example: I threw my pillow down after fluffing it & a cloud of clumpy dust blew up everywhere. On further inspection the entire headboard (wood) was covered in that gross wet clumpy dust. I went to plug in my phone charger & the wood on the side tables was the same. I put all the fake plants outside because the wet dust was so thick on them. The lamps, backs of the tv, all the a/c vents & return were thick with dust. I’m not talking about a months worth of dust. I’m talking thick, moist, layers of neglectful dust. Sheets & towels are TIRED & need replacements. Construction is going on at the Royal Kona & our building had a new security system installed during our stay. No naps for us, just constant drilling. Place is outdated & needs love. Please talk to your cleaners to do a more thorough job.
