Lulham provides a true home away from home experience in the Cotswolds, and sleeps 12 guests (see Finer Details), in six bedrooms, with four bathrooms. The property is ideally located just off the main high street, yet the many independent cafes and artisan shops of Bourton-on-the-Water are just a short walk away. Lulham offers large groups ample space with generously sized reception rooms complete with multiple seating options, modern bedrooms with numerous ensuites and a stylish open plan kitchen with direct garden access. This property is ideal for groups of all ages whether you are looking to explore the local area, relax in the large garden or enjoy a game of table football!

The maximum occupancy for this property is 12 guests, though the number of adults per booking is capped at 10. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 1 additional infant (aged 2 or under)

Off street parking is available for up to 4 cars

The garden is regularly maintained by a professional gardening service and although this work is generally carried out when the property is vacant, the gardener may need to carry out work whilst the property is occupied. If you require further information, please don’t hesitate to contact us
A BBQ is not provided, however guests are welcome to bring their own or use a disposable one (guests are responsible for safely disposing of the remnants)
Please note that there are 4 external CCTV cameras, these are purely used for security purposes and will not infringe on guest privacy
Please do not gather outside after 10pm and ensure that any music is not audible outside the property after 10pm (i.e. if dining in the garden, please move inside and shut the doors)
To stay on top of this without being intrusive, a noise monitoring system is installed outside the property. This system raises alerts, initially to the Lead Booker and then to a Responder. If a Responder attends the property, a charge will be levied, and guests may be asked to leave
The bunk beds are only suitable for children under 16 years old

Lulham was very well presented and in an excellent location. Very well equipped and spacious kitchen. A lovely welcome pack and having dishwasher tablets etc provided was very good. Only two problems which have been previously reported. These might not affect most people, but we thought were important to mention: The children’s bedrooms have Yale locks and no keys. If a child fiddles with the lock they could be locked in and have to wait until the property manager was able to attend. This does not seem safe to me. Also the white metal bed creaks very loudly, making sleep very difficult. Only a problem if you need to use all the rooms! Otherwise many thanks for an excellent stay.

Ten of us have the yearly tradition of hosting a Christmas weekend; this year it was ours to host. StayCotswold were very efficient from start to finish and responded to questions quickly. The house was a real pleasure to stay in and the Christmas tree was a little added extra which really made it feel celebratory. It was so easy to walk into Bourton too, the best of both worlds.

Lulham was absolutely ideal for our annual pre-Christmas get together of long established friends. The location was chosen because of the festive and picturesque nature of the Cotswolds villages and the close proximity to Blenheim Palace. The house was clean, spacious, well appointed, warm and welcoming and parking was more than adequate. The beautiful village of Bourton on the Water was a comfortable stroll away. The only minor downsides were a lack of wardrobe/hanging space in some of the bedrooms and a couple of the beds were a little rickety and uncomfortable. The help and responsiveness of the property manager was exemplary.
