Guests have access to entire house which includes - 6 bedrooms, 7 full bathrooms, living area, full kitchen, washer & dryer.

• Access: The front door is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.
• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.
• Age: All guests must be 18+ with the exception of children with their parents.
• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.
• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the driveway.
• Pets: All pets must be approved prior to arrival. An approved pet fee of $50 per pet, per night applies. Pets brought onto the property without prior approval will incur an unauthorized pet fee of $500 per pet. (max 2 pets)
• Pets are not permitted on the furniture. If you leave the house, your pet should be kenneled or taken with you. Any damage caused by your pet will result in additional charges for repairs. Pets are not allowed in the home while wet, and cats are not permitted. Please respect the rules mentioned above. We love dogs, but we also want to ensure our home remains clean for future guests. If you agree to these terms, we will send you a payment request for the non-refundable pet fee.
• Check-In/Out: Check-in at 4:00 PM. Check-out at 10:00 AM. We charge $25 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.
• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.
• House will be Decorated for Christmas

• Security Cameras: For guest and property safety, exterior security cameras may be in use at this property. Cameras are located outside only and do not monitor interior spaces.
• Smoking, of any kind, is strictly forbidden on the entire property- inside & outside, and all trash needs to be properly disposed of.
• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Guesty.
• A Security Deposit, of $300, must be paid prior to check-in and are refunded within 7 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.
• We can host a maximum of 20 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.
• All amenities including outdoor furniture, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.
• We look forward to hosting all our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion.
• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.
• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund.
• Please note that we do not accept package deliveries at the property. Any packages sent to the address may not be received, and we cannot be held responsible for any lost or misplaced items. We recommend making alternative arrangements for package deliveries during your stay. Thank you for your understanding.
• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.
• Interaction with guests
We encourage our guests to communicate via their booking platform! We are typically very responsive on the platform and will answer quickly. If there is a time sensitive matter, guests will be provided a phone number as well after booking.

Guests will receive comprehensive communication, including directions, check-in instructions, a digital manual, and local recommendations. All communication before and during the stay should occur through Airbnb messaging.

Our family stayed here to celebrate Thanksgiving and my birthday, and the home truly made the experience special. Every space was thoughtfully designed and incredibly well equipped. From the comfortable beds and spacious rooms to the abundance of towels, it was clear that a lot of care went into making guests feel at home.The kitchen and butler’s pantry were the heart of our stay. They were fully stocked, all appliances worked beautifully, and we were able to prepare and enjoy family style meals together in both the living room and the sunroom. Those shared moments meant so much to us.The outdoor spaces were just as wonderful. We grilled, gathered around the fire pit every day, and created memories we will cherish for a long time. Everyone had a great time, and this house truly made it easy for our family to relax, connect, and enjoy being together. We are very grateful for such a warm and welcoming place.

This was great space for our large group of friends. The kitchen was well equipped so we were able to cook meals with no problems. The beds were comfortable in all rooms and having a bathroom in each bedroom was amazing. There was a ton of space for us all the hang out together, or spread out throughout the property. I would stay here again!

This is an amazing location for a large family or for entertaining. I have never been in a VRBO with as much kitchen equipment and gear. The property is beautiful and well maintained. Easy to find and easy entry. Top notch communications. Beautiful rooms, as described. But the kitchen and butlers pantry were stocked with an amazing amount of cups and cooking gear was over the top! The covered porch was fantastic! The separate beverage fridge was awesome! Thank you so much!
