The accommodation was in a good location only a short walk from the train station (10mins) and a large supermarket (<5mins). It was clean with ample towels and comfortable beds. The accommodation is located on a quiet street but is about a 20 minutes walk to Viareggio beach/sea front. Facilities within the accommodation were good. We used the accommodation as a base for sightseeing Lucca, Cinque Terra, Livorno, Pisa. All extremely accessible from Viareggio train station. I would recommend this accommodation for the location.

There were some signs of damp with flaking walls downstairs, probably given the age of the property. Not a problem for us but might be for others. The outside furniture could also do with cleaning/updating. Although a few coffee pods were left, given we had booked for 6 nights, we felt it would have been very beneficial and welcoming to leave some additional basic items such as clean cloths for washing up, tea towels etc. something to make a good initial impression. We received mixed messages about tourist tax, not just at this accommodation but at another we also stayed. Vendors give the impression the tax must be paid per person per night however simple research shows that in Tuscany only those over 18yrs should pay tax. This is not clear when booking and seems to be the norm and I found it disappointing. That said, communication with the host was very good.

Lovely clean property, with great facilities. Space for all the family, lovely outside area too.

The only thing really, was that the double bed upstairs was quite hard. And the top bunk in second room could benefit from another safety barrier on the bunk bed a bit lower - to help avoid children falling. And it would have been nice to have a couple more extra pillows given the number of us staying.
