The location is excellent, right in the heart of Hunstanton. The property offers plenty of space and ample crockery, which is very useful for a large family or group. The layout across three separate flats, each with its own living space and bedrooms, worked well. The extended checkout of an additional hour and a half was also appreciated. With accurate listings and better issue handling, the property has good potential for large group stays.
We experienced several issues during our stay. Firstly, there was an incorrect pricing issue where we were asked to pay an additional amount after booking due to an error with the listing. This caused unnecessary stress close to arrival and ultimately had to be resolved through Booking.com.
Secondly, the property did not match the advertised bed configuration. Two double beds listed on Booking.com were not present. While it was stated that there were “enough beds” for 12 people, this was not what we had booked or paid for, and it materially affected the sleeping arrangements for our group. In addition, the baby’s cot we requested was not fit for purpose and could not be safely used.
Throughout the process, communication from the owner felt condescending rather than supportive, despite us being patient and cooperative while trying to resolve these issues. The combination of incorrect pricing, inaccurate listing details, and how concerns were handled had a noticeable impact on what should have been a straightforward Christmas stay.
I hope this feedback is taken constructively, particularly around ensuring listings accurately reflect what is provided and improving communication when issues are raised, as the property itself has clear potential.

Lovely large house. Immaculate condition. Very well looked after. Beds comfortable. Great location.
Difficult to park. Had to park a fair distance from the property and then move cars later in the evening when spaces became available.
3 self contained flats. Each flat is great, however if using all three as a large party, limited facilities to all sit together and eat. Having to move plates/bowls, glasses ect and then remembering which flat they came from.
We tended to all use the bottom flat, but very limited kitchen storage/space for food and preparation for a group of 10. Each flat sits 6 comfortably around a table. So we either ate staggered or 4 sat with it on their laps on the sofas.
Not good for those with mobility issues. The majority of showers are over baths. Two walk in showers in the top flat, had no shower curtain so soaked the bathroom when used.
Overall though, a really lovely stay. Would recommend.

Fabulous place, beautifully modernised and very well equipped. Very spacious. All the facilities you could ever want. Perfect location, off the main road but only a hundred yards from the shops and the front. Perfect secure storage for our bikes as well.

We couldn't have baths because the seals have gone and the water just drained away. Not good with young children.
