Discover a spacious holiday oasis in the heart of the village of Empurany, with a private heated pool for an idyllic holiday in the Ardèche. This former boys' school, lovingly renovated in 2021, offers a blend of historic charm and modern comfort. The ground floor has a spacious living area with a well-equipped kitchen, a cosy fireplace lounge and a dedicated board game area. The kitchen has modern appliances, including a central cooking island, making it a centre for culinary delights. On the first floor, the bedrooms offer various sleeping options, complemented by showers and several WC facilities. A small TV lounge provides a relaxing space to unwind. Outside, several terraces beckon, including a gravelled dining area in the shade of an old acacia tree, perfect for al fresco dining. Two covered terraces invite you to spend cosy moments, one designed as a lounge area and another equipped with a kitchenette with Weber grill, ideal for culinary adventures. The highlight of the outdoor area is the private heated pool measuring 10 x 3 metres, which is equipped with an alarm system for security. Sun loungers and deckchairs offer relaxation amid breathtaking views. The house is located in the heart of the village of Empurany in the historic neighbourhood and offers uninterrupted views. A grocery shop with bread depot, a bar-tobacco post office, a restaurant, bowls, a municipal park, a climbing wall, swimming in the river Le Doux below the village. Further shops can be found 8 km away. Sports activities: tennis courts, minigolf, swimming pool, restaurants, boulodrome, cycle track, tourist activities: Le Mastrou, little vintage train, Tourno, Boucieu le Roi, Lamastre Sightseeing in the surrounding area: Lake Devesset 1 hour away: windsurfing, sailing boats, pedalos, minigolf, tennis... Chambon sur Lignon 1 hour away: 18-hole golf course. Mont Mezenc, Mont Gerbier de Jonc, source of the Loire, 1.30 hours drive. Horse riding in Cheylard: 20 minutes
