L laid-back atmosphere, friendly, owner, location.
This is a biggie: there was no place in the room to sit at a table and either eat or work on your laptop or iPad. There was a table and chairs out outside, but the weather was too cold to take advantage of it. Had there been a table and chairs inside the room, I would have loved my visit.

The property was nice, looked like some comfortable spaces being regenerates after winter. The studio we were in #1, was very clean and nicely decorated.
The outdoor patio fans w/lights were on all night. The lights were very start white and cam into the window. I put a towel and then jackets over the blinds to cut some of it.
What was worse, though, was music from TV? (ambient, but repetative beats) coming from an outdoor sitting space. I finally went out at 2 or 3 am to try turning it off w/TV remote, which didn’t work. I finally unplugged the speaker. (I thought it would be a lesser boundary violation to call the owner at that time)

The host was generous with Coffee pods.
No, breakfast was offered. No housekeeping. There were no cooking utensils and only a microwave. When we stayed there before we had a small oven and refrigerator and had planned to be able to make our own breakfast.
