Cancellation Policy

Our cancellation policy depends on the length of your stay and the platform you book through. Please be sure to review your booking platform's policy for full details.

• Standard stays (
Reservations canceled within 7 days of check-in are non-refundable.

• Peak dates (holidays or local events):

A stricter policy may apply and will be shown at the time of booking.

• Mid-term stays (30 nights or more):

The first 30 days are non-refundable for reservations canceled within 7 days of check-in.

Full payment for the first month is due at booking.

Consecutive months' payments are due 14 days before the start of the next 30-day booking period.

30 days’ notice is required for cancellation of consecutive months.

We understand that plans can change. For any booking canceled within the non-refundable window, we always do our best to rebook any unused nights. If we're able to rebook, we’re happy to offer a partial refund based on the new reservation amount for those dates (which may be lower than the original rate paid).

Refunds for rebooked nights will be processed only after the new guest’s stay is complete and payment has been received.



If a refund is issued, it will be reduced by a 3% payment processing fee and a $50 cancellation/administrative fee, in addition to any non-refundable amounts outlined in the cancellation policy.

Check-In Form Required

All primary guests must complete a short check-in form after booking. This must be completed prior to receiving check-in instructions and entry codes. It’s part of our standard safety and verification process and helps us comply with local laws and insurance requirements—ensuring a smooth and secure experience for everyone.







Early Check-In / Late Check-Out Policy

We’re happy to accommodate early check-in or late check-out requests when possible, depending on our cleaning schedule and same-day reservations.

If you’d like to guarantee an early arrival or a late departure, we offer the option to add the night before or after your reservation at a 50% discount, as long as those nights are still available at the time of your request.

Pet Policy

We welcome well-behaved pets with an additional pet fee charged per pet, per reservation. For 30+ days stays, the pet fee is charged monthly. Please notify us in advance if you’re bringing a pet. Guests are responsible for cleaning up after pets and ensuring they do not disturb neighbors.







Damage Protection

Your stay includes damage coverage through Guesty Shield:

• No security deposit required

• A non-refundable damage protection fee is included in your reservation (may appear as a “management fee”)

• For stays over 21 days, additional coverage applies every 21 days



This protects both guests and hosts from accidental damage. It does not cover intentional damage, violations of house rules, or costs related to smoking, unauthorized guests, or pet policy violations.

We give our guests space but are always available if needed. You can reach us anytime through the booking platform, and we’ll respond quickly. Our local team is nearby in case in-person help is ever needed.

Very enjoyable stay at this house. Everything that was needed was provided. Great location from restaurants and Oakmont Bakery (a must). Bridgette was extremely communicative and helpful during the stay. Highly recommend if you need to stay in the Pittsburgh area.

We stayed 2 weeks. Of course over that time things popped up. There was an electric breaker box that needed a breaker thrown, no problem as husband handled. No dishwasher soap, no large pot or decent fry pan, grill tongs , facial tissues, so we purchased all and intended to leave them until we asked to delay check out from 10 am to noon as our flight didn’t leave till 4:40 and was only non stop. We were told there would be a charge so we left at 10 and gave all lthings we purchased away. The owner walked away from 100 or more of things purchased and bad will. This wasn’t a weekend stay. Bad policy. One size does NOT fit all.
