Property for exclusive use
Stone farmhouse, 400 sq. m., with an above-ground swimming pool, hosting up to ten persons in 5 double bedrooms (one of which is suitable for the disabled), each with their own bathroom with shower. The outdoor area with beach umbrella and barbecue is perfect for outdoor lunches. The property has WiFi, a baby bed, high chair, hairdryer, complimentary toiletries in the bathrooms, parking and a wheelchair lift. Air conditioning and mosquito screens in the whole house.
Outdoors and swimming
The farmhouse has a large outdoor area with an above-ground swimming pool (6x4m) with a great view of the surrounding countryside and the valley. Guests will find a furnished area around the pool with sunbeds and beach umbrellas, as well as another area in front of the house with a table and chairs and a portable barbecue for outdoor summer meals. There is also a small room in an outbuilding with a washing machine and parking in the property. The owner is a shepherd who lives close to the house in a separate location.Interior
The farmhouse has been carefully restored whilst maintaining its traditional aspects (the furniture is currently being completed). The property is on two floors with an indoor and an outdoor staircase. The ground floor has a day area with outdoor access, a living room with TV, a fireplace and outdoor access, a dining room with outdoor access, a modern, well-equipped kitchen, one small bathroom (WC) for the disabled, and one small bathroom (WC). On the first floor, also accessible via an outdoor staircase, there are 4 double bedrooms, each with a bathroom with shower, one double bedroom suitable for the disabled (with separable beds) with bathroom with shower. The first floor corridor leads to a large panoramic terrace complete with table, chairs and a beach umbrella. The outbuilding with the washing machine is also accessible from here.

Casale Stabbiatelli is in a quiet location on a hill immersed in countryside and boasts a great view of the surrounding hills, whilst being about 60 km from the sea. The owner is a shepherd.

The price includes bathroom, bedroom and kitchen linen (with weekly change), water and gas consumption (but not heating), electricity (but not air conditioning), internet, baby bed and high chair. Upon request and to be paid for at the property are hired help, a cook, cooking courses and local farm products.
Important information
The pool is available from May 1st to September 30th. The property is heated with pellet and will be calculated according to consumption (12 euros per bag). There is a sheep farm at about 70 metres from the farmhouse. Activities and distances
The house is in the perfect location for discovering the beauty of the surrounding countryside as well as the coast, great for nature and outdoor activities. There are a lot of wine cellars and thermal springs in the area.
There are sand beaches about 60 km away, as well as Etruscan ruins and Isola d’Elba, both each to reach for a day trip. 5 km Sant’Angelo Scalo (groceries, pharmacies, restaurant, butcher), 20 km Castel del Piano (all kinds of shops), 43 km Grosseto, 60 km Marina di Grosseto (sand beaches), 65 km Siena, 102 km Volterra, 129 km Bolgheri, 133 km Cecina, 135 km Marina di Cecina (sand beaches), 137 km Florence, 169 km Livorno, 184 km Pisa (airport).

We had an incredible stay. Wonderful spacious house. The perfect pool. Brilliantly communicative host. Nothing was too much trouble. They even did a special dinner for us one evening. Highly recommend.
