Location, Location, Location! 4 bedroom home next to Billings Park Playground with sand volleyball courts, basketball courts, and the Edinboro Lake Beach. Enjoy a drink on the patio and watch the kids play on the playground:) no need to drive!

This cottage is roomy and warm with an open floor plan and big windows that bring in natural light and vibes of the lake life community. Bring your bikes and kayaks (which you can store in the attached garage), have a family reunion-style BBQ with corn hole and a fire pit in the back yard, or sit on the front porch and chat with all the lovely neighbors as they walk their dogs or while they are on their way to the playground and beach.

This home has a keyless entry lock, so you are able to access the home without worrying about losing a key! You will receive an access code before you arrive that you will use to access the home. You will enter the code provided into the keypad followed by the check mark symbol to unlock the door. To lock the door when departing from the home you will just press the `Yale` button at the top of the keypad. You will have access to the entire home including a laundry room with a washer/dryer, and a garage to keep bikes and your gear.

My wife and I live out of state but we do have people locally who can help out if needed. Please keep in mind that if an issue is brought to our attention later in the evening then it may be the next day before I can get someone out to the property.

We have digital locks for self-check-in.

Friendly, beach community. Walk or bike everywhere. Enjoy a campfire in the fire pit. Kayak or boat on Edinboro Lake. Ice fishing in the winter, as well as skiing at the local ski resort. Minutes to a Edinboro University.

You are able to walk, bike, skateboard, or drive!

You can park your boat in the driveway and use the public boat ramp to use the lake every day.

Pets are welcome, but please follow our pet policy:

- Please be sure you clean up/pick up after they use the bathroom and dispose of it in the outdoor trash can
- If your pup experiences separation anxiety please take them with you when you leave the home

The Cleaning Fee is set by the Cleaning Pro that we contract with. They are trained, experienced, and go through the Airbnb 5-Step enhanced cleaning process which includes disinfecting high traffic/touch areas (remote controls, light switches, rails, etc.)

Travel insurance is recommended. As with any vacation, unexpected situations sometimes occur that can put a damper on even the best-planned trips. We stand by our firm by our cancelation policy and getting travel insurance is your best option for protecting your trip from the unexpected.

***For stays longer than 30 nights we do require a lease agreement, background check, copy of drivers license, and a one time insurance fee to be paid before your arrival. The one time insurance fee for stays 30-90 nights it will be an additional $750, 30-180 nights would be $1000, 30-270 nights would be $1250, and 270-364 nights would be $1500***

It is recommended that guests have travelers insurance for the duration of their stay

-A pet fee of $10 per pet will be charged to you after your booking through our guest app

Quiet Hours are from 9pm to 8am. No more than the authorized # of guests at the house during quiet hours.

No disruptive events or parties. Airbnb guidelines state that if a guest is reported for a disruptive party or violating Airbnb`s party and events policy, they may be subject to suspension or removal from the Airbnb Platform. In addition, the host may also ask that you vacate the property and no refund will be given.

Fee schedule for violating house rules:
-Unauthorized late check-out: $50 immediately, $50 for every 30 minutes after checkout (i.e. +$100 at 30 min after checkout, $150 at an hour after checkout).
-Smoking of any kind in the unit or where it can waft-into the unit: $100
-Unauthorized Parties or events: $250
-Additional guests beyond what was approved when booking: $35 per guest, per day
-Pet cleaning fee (excessive hair, bodily fluids, stains): $100-$300
-Deep clean fee, if required (i.e. vomit, carpet stain, bodily fluids, or excessive trash, etc.): $100
-Broken/damaged items: charged at replacement value.
