The host (Slobodan) was exceptional. Really responsive to questions before the stay and really helpful and friendly whilst we were there. The property is exceptional value for money. Amazing views over the bay of Kotor and Adriatic Sea. Clean apartment. Comfy beds. Towels, bedding, toilet rolls, bin bags, hand soap, washing up liquid, all provided. Walking distance to local beach, one shop (that had a good selection) and one restaurant. We hired a car so could easily access more beaches, shops, restaurants within 5/10 mins in Igalo and Herceg Novi. Free, safe, undercover parking for the property a 3 min walk away. About an hour's drive from Perast and Kotor. Also close to the Croatian border, so easy to hop over for Dubrovnik and some of the Croatian south coast.
Apartment is up 100 steep steps from the road, so bear in mind if you need something really accessible. Njivice is a really nice quiet location, so if you want to get out and about and explore further afield, you really need a car.

The host was very kind. He carried (very heavy) suitcases up many stairs! We checked in early, checked out late, which meant a lot! He took us shopping, gave useful tips, did our laundry. He was there to answer every inquiry we had. He organised an airport transfer. We even got a small gift when leaving! For hospitality, my mark is 10+.
The a/c were working. We didn't have mosquito nets but were given repellents and we were absolutely fine.
We were aware of the many stairs so this wasn't something that affected us negatively.
The beds were comfy, the beddings clean, it was quiet at night.
There was wi-fi and it worked ok.
A big hotel with many great activities is very close by, and a cute little fish restaurant. Taxi to other places doesn't cost much so we easily hopped from one town to another.
We took 2 units and the upper floor one was newly refurbished, with amazing big balcony and lovely view of the whole Boka bay.
In the lower floor unit, the odour from the sewage was very bad. Flies were nesting in the pipes and at times it was gross entering the toilet. The old appliances don't bother us aesthetically, but sharp tiles on bathroom doorstep mustn't be there. My partner cut his toe when walking in barefoot. We tucked in a towel underneath so none of the kids gets hurt.
We were aware that the designated balcony is actually on the upper floor so I can't complain about that but what the pictures don't show is that it's disproportionally small. We rented a studio for 5 people and barely 2 could fit. Size is approx 1.2mx1.5m . If we hadn't had another group in the upper unit I honestly don't know how we'd dine. We ended up carrying foods and drinks between the two units on 1st and 2nd floor.
Small things like fixing the freezer door, putting in shower curtain, stuff like that, would make the place maybe more justifiable to the price.
Finally, this is nothing to do with the very nice owners, but local beaches are cr*p, other than the hotel one, for which you have to pay to access. So - if you want the full beach experience, count on extra costs.
