Poggio Vistabella stands on a magnificent natural terrace facing the beautiful hills of Umbria and Tuscany, in a unique borderland characterised by a rich culture of good living and good food, close to Lake Trasimeno, Montepulciano and Cortona. This welcoming country house, completely air-conditioned, set within a vast farm estate and built with the bricks that have been produced in this area for centuries, relates a long story of love for the land and its quality produce, like wine and olive oil. The heart of the house is the spacious living area where you can all relax or cook together in the beautiful kitchen, with centre island, that faces out onto the silent garden, a green island ideal for children with seating areas and completed by the beautiful pool in its super panoramic position. Poggio Vistabella is a buen ritiro for those seeking tranquillity in the setting of one of the best-loved country areas in the world, in the "heart" of Etruscan Tuscany and of medieval and Renaissance towns and landscapes, all still prefectly preserved; an excellent starting point for visiting places full of charm like Siena and the Val d'Orcia, Perugia and Assisi. For those seeking total relaxation, the most renowned spa centres of Tuscany are within easy reach: San Casciano dei Bagni, Chianciano, Rapolano and Bagno Vignoni. The proximity to the railway station in Chiusi and the high-speed line will allow you to visit Florence and Rome where you can spend a whole day. Services, restaurants and supermarkets are in Castiglione del Lago, a lively little town just 5 minutes away by car.
Interior:
The house has two floors connected by external stairs. The main entrance on the ground floor leads into the living area, a large open-plan area, enlivened by arched openings, with seating area with satellite TV, dining table and kitchen with practical central island and direct access out to the pergola with the external dining area. This floor is completed by two double bedrooms (one with 1.50 m bed) served by two bathrooms with shower (in one of which is a washing machine). On the top floor is a small panoramic terrace with sitting room which then leads into the house with two double bedrooms (one with 1.50 m wide bed) and a twin bedroom with joinable beds, served by a bathroom with shower (and washing machine) and a bathroom with tub.
Park:
Poggio Vistabella is set within a farm estate of about 9 hectares consisting of arable land, vines and olives. Surrounding the house is a well-kept park for the guests' sole use, fenced and characterised by large lawn areas enlivened by pots of flowers, lavender bushes, olives, herbs and local trees. Close to the house exits are a seating area with large umbrella and a pergola with dining table (with a barbecue available). The property is reached through an automatic gate beyond which is the parking area close to the house entrances.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
Open from the last Saturday of April until the first Saturday in October, the fenced-in pool lies in a stupendous corner of the property, with a fantastic view and in a discreet position, on terracing at a lower level with respect to the house and is reached down a ramp of steps. The rectangular pool, with stone border, PVC lining and Roman steps, measures 5 x 10 m with the depth ranging from 1.20 to 1.50 m. It has salt purification and a solar shower. The stone-paved sunbathing area stretches onto a vast lawn area provided with sunbeds, little tables, gazebo and umbrellas.
Pets: Yes. € 50,00 per animal per week to be paid on site.

This villa was perfect. We were looking for a peaceful retreat and it was exactly that. When you woke the fog was tangled in the mountains, the hunting dogs were barking and Charlotte was spinning her web. The pear, apple and fig trees were yours to pick. There is the most amazing house cat you cannot help fall in love with. She was overwhelmingly grateful for any protein you were kind enough to share with her. The town of Castiglione del Lago is absolutely beautiful with wonderful views and restaurants. The proximity to Pienza and Montepulciano were within a 25 minute easy drive. If you are looking for a piece of heaven you have found the right place!!!!

The location of the villa is out of this world! Set in the middle of the most picturesque countryside. A great location to get away from it all, very private surroundings. A gentleman came very morning to empty bins, maintain the grounds but was gone before most of us got up! The only downside was the shower head in the upstairs shower- leaky and affecting shower pressure, with hot water taking an age to heat up generally. The downstairs toilet has a slight wiff to it, but not enough to complain. Other than. These small issues the villa suited all our needs, dishwasher and outdoor bbq and fully air conditioned throughout. Local supermarket Gala excellent and one of many. Handy location for half hour drives to gorgeous hilltop towns such as Cortona and the famous Montepuciano. The capital of Perugia was a slightly longer drive but worth it- park on the outskirts and get the monorail into the centre for 1.5 euro each. The owner was lovely and happy to advise on restaurants and day trips out . The local town of Castiliogne de Lago was a short drive and lovely atmosphere at night. La Cantina restaurant had tables overlooking the lake for an evening meal which was perfect. In walking distance of the property was a local vin yard selling locally produced wine and olive oil- this can be shipped to the uk. You can’t go wrong with a stay here.
