The property is in a great location, only a 5 min walk into Wells. It has views across to the sea, and is very peaceful. Parking for 2 cars and a lovely rear garden. The property is a good size and was great for the 5 of us. The 2 twin rooms are quite small with no hanging space but there is plenty in the main room.
The property could do with some updating, feels a little tired. The fridge sounded like it was trying to take off, it was also missing its door shelf, not really a problem as there is a fridge freezer in the outside utility room. The downstairs shower room was useful but did smell a little. We had no light in the upstairs bathroom, so had to use a torch at night. This was reported to Alan on arrival but he said he couldn’t get the bulb easily for it, so this want sorted during our stay.

Super location with easy access to the town and beach. Pushchair friendly. The host was very helpful when messaged and responded very promptly. Comfortable, warm house with good facilities.
Nothing to really dislike. The garden needed some attention and dining are was quite snug with the highchair!

We had a lovely long weekend in Laylands Yard, the property was clean and very comfortable.
It's excellently positioned.
If we was going to try to pick fault, it would be trivial, we would recommend a hand rail applied to the outside steps

Great location
Very dated , really needs a refurb , beds need new mattress, and lots of stuff needs replacing and redecorated.
We had a great time , but it’s very basic accommodation , that needs some TLC .
