About this villa rental
Wonderful stone building situated in a peaceful position with a panoramic view over the famous medieval towers of San Gimignano. The villa, a typical Tuscan country house, has been restructured according to seismic legislation and carefully renovated keeping the original features and tastefully furnished with antique pieces and modern facilities (air conditioning, central heating, TV sat, dishwasher, washing machine, etc.). A large private garden/park of over 12.000 m2 with olive, fruit, pine and oak trees which surrounds the house together with a beautiful swimming pool (5x10x1,40 deep) are an irresistible invitation to enjoy the open air. Large indoor living area allow the guests great freedom to read, play music, cards, watch TV, paint or simply rest. The main living room opens onto a very large terrace well furnished, ideal for eating alfresco. For a complete privacy all the property and the pool are fenced, allowing the parents to fully relax knowing that children are safe.
The space
Guests have the exclusive use of a large private swimming pool, wooded park with olive trees all around for 10000 mq, two terracotta tiles terraces for 80 mq. Whole property is protected by fence and hedging. An additional pool fence and hedging guarantee increased privacy and kids safety.For the fun of children and adults a professional table football is available in the covered veranda (20 m2) with access from the kitchen door.
Guest access
The house has its own exclusive entrance gate. In the back of the building there is a small flat which is a completely separated unit (separated access, entrance gate and garden) occupied by the owner's son, to whom guests can address for any need.
Interaction with guests
We highly value the privacy of our guest. According guests wishes, we are glad to be of assistance, including tips on local shopping and touristic amenities.
Other things to note
Several shopping centres,Museums, local shops, fitness centres are available in Colle Val D'Elsa, San Gimignano, Poggibonsi, which are little to medium size towns situated 5 to 15 minutes drive. At weekly open markets, it is possible to buy typical local food and clothing.
Additional on arrival fees to be paid in cash:
Cleaning 50 Euros
Pet to be agreed in advance at 50 Euros each
Eur20.00 per day for each Guest after 4 Guests
In addition, a security deposit of 200 Euros on arrival
Air condition to be paid according to consumption.
Recharging Electric Cars to be paid on consumption.
Pool is available from May to beginning of October, depending on the weather.

Do yourself a favor and stay here, it is close to everything Tuscan, Close to the best vineyards, old towns, groceries ect. All withing an hour. The property is comfortable and has all you need to create your own meals. Our Stay 3weeks.The owners are the best, questions if you needed to ask are fast. Honestly one of the best places we have stayed, and we are in Italy multiple times a year. Visit the area in the morning find local food to come home and create, sit outside in one of the 2 dining areas. Then sunset in the awesome pool. Well all i can say is,,its just all Fantastico!!!!

What a lovely property which perfectly enhanced our stay in Tuscany. The house is spacious and the block very private. The pool was just ours and a great way to wash the dust of exploration of our bodies and laze with a local wine by. The bedrooms and bathrooms where comfortable and clean and it was great to have a washing machine. The owner was helpful and accommodating in every way. Kitchen facilities were excellent. All in all a great place and we will return to it next time we are in Tuscany.

Excellent location, very central still off. Fantastic garden, super quiet, 5 min drive to redtaurants and shops. House fully in line with description. Fotos represent what you will find un real ;-) very lovely hospitality with owner. Uncomplicated. Excellent pool, a bit ditached and fenced so ideal if you are w small children. Nothing to complain. We enjoyed it.

A wonderful huge property with a magnificient pool, a house that feels like home and the most charming and obliging Italian host! Surrounded by a typical Tuscan landscape and in the vicinity of historical villages and cities. Thank you Francesco for letting us stay in your house and taking good care of us.
