About this house rental

As you enter through the side door you will find ample space in the porch, perfect for walking equipment and muddy boots after a day on the fells.

The spacious kitchen/diner provides a sociable space for family, and boasts stunning views from the large picture window overlooking the garden and fells beyond. The well equipped kitchen comes complete with electric fan oven, gas hob, dishwasher, fridge, freezer, microwave, table and four chairs.

The lounge is a bright space with comfortable three piece suite; two armchairs and a three seater sofa. Here there is another large picture window with fabulous views over to mighty Skiddaw.

Upstairs there are two bedrooms; the large master bedroom has a double bed, dressing table, wardrobe and two bedside tables, and the twin bedroom has two single beds, wardrobe, and table.

The spacious family bathroom is also on this floor and has a stand alone bath, separate electric shower, toilet and hand wash basin. Gas central heating and double glazed throughout.

There is a small garden to the front with shrubs, and a large enclosed garden to the rear with a raised seating area.

The position of the house was brilliant for access to Keswick and the Northern Fells. It's situated in a quiet private road near the Farmers Arms, a warm and friendly pub with good grub!! I was a little disappointed though on arrival as the and itpet friendly policy of the owners was obviously evident as soon as I opened the door. Although the cleaners had done a great job, there is little they could of done to mask the scent of a pet or two, I suspect, and it took a considerable airing and a fair amount of masking with scented air-fresheners and copious amounts of odour-fighting sprays to make it tolerable (this is reflected on the low mark I gave for cleanliness and is not a reflection on the cleaners efforts, which was very good otherwise). We put the bins out as instructed in the welcome info provided on the internet via email, but despite all the neighbouring properties being serviced, the binmen left ours untouched? The remaining facilities, condition and value for money were all good and, as I have mentioned the position is brilliant. One thing though, do not rely on a satnav for guidance, it was nowhere near using the postcode alone. Turn left before the Farmers arms (if approaching from the A6), go past the village hall on your right and there is a private road on the right just past a row of houses on the left. I will use Keswick Cottages again, but not this particular one as the odour put us off I'm afraid.

Roslin is ideally situated with fantastic views. The house could be absolutely amazing if it was updated and given some much needed TLC. The view from the main bedroom could not be fully appreciated through the blown double glazed window and the old broken garden furniture was uncomfortable. The bath didn't have a plug but this was swiftly dealt with by Keswick Cottages who were very friendly, helpful and efficient.

The cottage is all about the views. So it was for this reason that we were really disappointed that the garden was in a very poor state (as we intended to dine alfresco, barbecue etc) The grass was extremely long and the outdoor seating was all damaged (lats in all of the wooden chairs were broken) We rang the customer service no. and were told that they would arrange for a gardener to come ASAP and also speak with the owner to deliver some new garden furniture. (Which apparently had been ordered) The gardener came on the Wednesday, but the chairs never appeared?? This is simply not good enough when the main appeal of the property is the amazing views from the garden. This type of thing should be sorted out well before the customer arrives, so as not to spoil their vacation having to chase-up on “issues” rather than enjoying themselves. One other thing is that the shower was leaking through into the kitchen ceiling.

Having rented many properties in the Lakes over the years we felt that Roslin was quite a find. It's large garden drops away from the house and the fields behind, giving it the most glorious views of Skiddaw . It was perfect for ourselves and our three dogs. You can never confidently describe a garden as being totally secure, but it proved dog proof for our 3 ( Lurcher, Bedlington and a Catalan sheepdog) . The additional welcome packs for dogs was a lovely surprise! The field is adjacent to the River Derwent and , during our week, was livestock free. You can walk into Keswick, around Derwent Water, CatBells, or follow the river to Bassenthwaite, all directly from the house. The latter does need you to cross a road but is totally worth it for the beautiful water meadows, abundant wild life and hardly another walker. The house itself was clean, comfortable and well equipped - an easy house to be in . In a cul de sac, so it's a quiet location and although the A66 runs behind the fields , it is almost completely screened by the trees and foliage. We weren't bothered by the noise outside ourselves, barely audible in the house and the views totally compensate. We ate several times in the local pub The Farmers Arms which is only 5 mins walk. Good value pub grub! Our negatives ? No major ones- The towels are a bit small, the double bed is a bit hard and the garden furniture could do with replacing. ( it was not the same as is in the pictures and so I suspect this is in hand and our furniture was a temporary replacement) Our first time with Keswick Cottages and we found them to be very responsive to any queries and both efficient and helpful. We would definitely book Roslin again.
