We love to sip coffee and look out the large antique glass windows from the upper balcony sitting room observing the eclectic Grant St Buffalo, NY neighborhood.

- Garbage in blue totes, recycling in green totes: All in the backyard
- - Maximum of 1 pet dog is allowed at $75/pet/stay, please make sure they are clean, clean up the yard after them, stay off the furniture, and are kept crated if left alone.
- Front porch cushions are in the front closet of the first floor... please bring in when not in use so the cats don't dirty them.
- Please park on the street Tuesday and Wednesday so we can roll the garbage totes to and from the curb for pickup. Message me if you'd like to roll totes to be able to park in the driveway.
- Please return anything you bring to the second floor or vice versa, ie. silverware
- Late check out fee - $25 every hour after 11 am.
- $15 for each guest after 4 per night
-* Smoking of any kind is not allowed - anyone caught smoking will be fined $250
- I only accept guests 25 years old above
-$250 security deposit might be required depending on the profile and reviews
- Please send the code word "Buffalo Pizza" with your initial message so I know you have read entirely and understand the listing.
