Summary:
Welcome to Janis, Gladheart's newest private guest home. Spacious and exquisite, Janis is perfect for two but can accommodate up to four people with ease. Perched on a quiet lot within Gladheart's peaceful 13 acres, guests of Janis will enjoy a hot tub, firepit, and a stroll through the wilderness with glimpses of deer, jackrabbits, songbirds, and three friendly donkeys. Janis is also located just minutes away from the excitement of downtown Fredericksburg.
The Space:
The living space of Janis is completely open and airy, with a vaulted ceiling and tons of natural sunlight streaming in. A velvety soft sofa is piled high with jewel-toned pillows and pulls out to reveal a full-size bed. The sofa also faces a flat screen Roku TV— perfect for a romantic movie night or a lazy night in with your favorite TV show. Contemporary bookshelves separate the living area from the bedroom.
The L-shaped kitchen is completely open to the living area— perfect for conversation and socializing. Elegant gray cabinets support glossy granite countertops. Premier stainless steel appliances include a full-size refrigerator, electric range with vent hood, microwave, and dishwasher. The spacious island has gorgeous butcher block counters and bar stool seating for two and is illuminated by two exquisite pendant lights. A vibrant teal backsplash and open shelves add a perfect pop of color and style.
The bed sits nearby and is separated from the living area by unique open bookshelves. The bed is luxurious king-size memory foam— perfect for relaxing and recharging in the evenings. In the spa-inspired bathroom, a freestanding soaking tub and a separate glass-enclosed step-in shower are both indulgent spots to wash the day away.
Outside, the spacious gravel patio is surrounded by a privacy fence and includes two Adirondack chairs and a wine barrel fire pit. Grab a blanket and a bottle of locally sourced wine and cuddle by the fire in the evenings while a pastel sunset lights up the sky above you. For even deeper relaxation, immerse yourself in the swirling hot tub underneath a sky full of stars.
The Gladheart compound includes a super-fun clubhouse/game room with a pool table, ping pong table, card tables, darts, and a jukebox. Outside you’ll also have access to picnic tables, shuffleboard, and horseshoes. When you’re ready for an afternoon antiquing adventure or a night on the town at a local watering hole, the fun of Fredericksburg is a quick ten-minute drive away.
Guest Access:
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.
To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.
The Neighborhood:
Downtown Fredericksburg offers world class restaurants, wineries, and great shopping. They didn’t forget about the beer lovers either. Tons of local pubs and breweries offering an abundant selection of imported and locally brewed options as well. There are tons of things to do for all ages and Fredericksburg is full of history. Whether it be a romantic getaway for two, multiple couples, families, bachelorette or bachelor parties, private events or small weddings, Gladheart can accommodate your needs.

-In Texas, there are periods of time without significant rainfall causing the county of Gillespie to place a ban on burning. Please check the current burn ban status, before using the fire pit at a Fredericksburg area vacation rental.
- Utilize the designated parking spaces at your vacation rental.
-Place all trash in designated containers.
- Please be aware that the Texas Hill Country can experience high heat and drought during the summer, which can attract pests to the exterior lights at night. Our properties receive extermination, but guests may encounter pests such as cockroaches, mosquitoes, flies, Rolly Pollies (pill bugs), June bugs, small ants, and spiders, as well as occasional scorpions and small rodents. These are normal critters that come regardless of cleanliness or availability of food.

Only reason for the 4 star over all was because there was no closet. We were there for some formal affairs and had no where to hang our dress clothes other than some hooks in the bathroom. Needs at least a wardrobe. But over all it was fantastic, would definitely go back!

Very cute place. Secluded but not too far from the main drag. Bed was a little uncomfortable and 72° was too hot to keep the temp at. (Told us we couldn’t put below). Other than that it was good for what we needed.

Disappointing items at the cabin
Hot tub was not usable as it had broken items
Washing machine did not work and maintenance crew was not able to fix it
We were accused of bringing a pet. There are two cats that live on the property and not sure what made them think we brought a pet
The mattress needs to be replaced as soon as possible. Very old and worn out
Incorrect code given for the game room
You can only turn the air conditioner down to 72° and not lower or the unit will freeze. Thank goodness we weren’t at the cabin in the middle of summer or we would’ve been miserable
Found probably around 20 to 25 screws outdoors. Definitely do not walk around barefoot
Several items of yard art were just laying on the ground so attention to detail was lacking
We shortened our stay by one night as we were just ready to leave
