Located at the furthest point of West Beach, Selsey, West Sussex, this beautiful beachfront home offers uninterrupted sea views and breathtaking sunsets. With West Sussex being the sunniest spot in the UK (1,902 hours of sunshine annually), you can enjoy stunning sunrises and sunsets from the terrace, hot tub, or heated pool.
Easily accessible, Selsey is just 90-120 minutes from London, making it a great location for gatherings and getaways year-round.
Accommodation & Layout
The Beach House comprises a main house and a separate annex, making it ideal for large groups.
7 Bedrooms (6 doubles, 1 single)
5 Bathrooms (currently 2 bathrooms, 3 shower rooms) - plans to increase to 1 en suite bathroom with sea views, four en suite shower rooms, a family bathroom and a family shower /wet room and a further shower area attached to spa area
2 Kitchens (one in the main house, one in the annex)

Annex Bedroom (double bed, double sofa bed, single sofa bed)
Cots Available (2 large cots, free of charge; small charge for bedding/linen)
A ground-floor double bedroom and single bedroom are available in the main house for accessibility needs. The double bed in this room can be moved to the single bedroom if needed, but this would mean the single bedroom cannot be used.

The property is dated and requires updating. One of outside picnic tables was very unstable needs replacing. The chairs around the table need attention as the spindles kept coming apart which was quite dangerous. The electric cooker also needs replacing, the rings kept switching off, the fan oven kept going off and would come back on after about 20mins and the oven door doesn’t shut properly. Apart from that we managed with annex oven and had a fantastic weekend.

Pros:-Lovely pool-Lovely hot tub -great space-Pet friendly-Spectacular views / breath taking! -So much space! -Great for big families and multi generations-Great games room -was offered early check in which was lovelyCons:- Blunt kitchen knives / might as well of used a butter knife.- electric pool cover broken so had to be done manually (wasn’t difficult to do but just a note) - gate next to the pool allowing access down to the ledge wasn’t there. Although our 3 year old was never left attended outside and we would never. Having that gate would be better for peace of mind.- the rules list - receiving this after booking and like 1 week before we checked in was abit daunting. It’s very in depth and can feel abit over whelming but I do appreciate why they have them.This is the main con which for the price of the house found very disappointing: mould. There was a lot of mould in all the bathrooms and the washing machine was covered in mould. The shower heads were dirty. The whole place felt abit dirty; like it had come to the end of the season. We didn’t go anywhere near sand but when we cleaning the kitchen area on leaving we swept up so much sand and it was on the sofas. Overall we had a lovely time, we celebrated a bunch of milestone birthdays and really made the most of the trip. The pool is stunning and the view is amazing. If the house itself had a bit of a deep clean specifically in the bathrooms we wouldn’t hesitate to return. Location is great!

Enjoyed the location and facilities at the property. Made full use of pool, hot tub and games room, great place for kids.

Great property for family gathering.
Had issue with Garage/games room door. Fob stopped working and we had to get housekeeper to come and get it . Only access to games room was through garage door , so when inside the only way out was to open electric garage door . Felt anxious about family being inside especially after the door failure.
The kitchen could be a bit better equipped. Shortage of roasting/ baking tins. The can opener did not work so we bought a new one. Only one wooden spoon and no serving spoon without drain holes.
Could do with a few more dish cloths.
Annex - kitchen was not equipped at all. So had to take cups spoons etc from main house to make tea/coffee.
There was no cover on pool?
No firefighters or matches to light wood burner. So we had to buy.
Little things but thought you might like to know.
Beds and bed linen very comfortable.
Family really enjoyed hot tub once it had reached temperature .
Great location for walks
9.30 very early to vacate as I had to strip all the beds and
