The Phoenix Cabin with Hot Tub in Gatlinburg!

John from property management was very responsive before we arrived. Overall our group was happy and had a blast. Location was good. Very curvy tiny uphill road to get there, but once there it was great. Trolley is 5 min down the hill to get to most attractions. Nice kitchen, decent bathrooms, laundry machines were efficient. We did not ask for more supplies, but with the large group we had went out and got things like extra tp and paper towels ourselves. If you plan to do a lot of cooking, there were some pans, a crockpot and electric griddle along with stove and large fridge. Hot tub was not bad. It did get used most nights by at least 2-4 people. We had 10 people and a toddler (some had shorter stays than others). Side note...picture of house on Maps is an old photo of a different (light blue) building that had burned down. Cabin was built after the Google car took pic.Loft with Pacman game table was cute. One controller is missing the ball handle on game table, but still worked. Foosball and a game console are up there, too, along with twin size bed that was reasonably comfortable. King size bed on main level was very comfortable. Two queen size beds are downstairs near futon room and laundry.

For some reason negative comments show first, be sure to read positive, too...Some beds were not comfortable. We ended up not using futon room because of this. Mattress cushions could help. Two futons were like boards to lay on. Two chairs in futon room seem like they should be recliners but no one could get them to lean back. One of the queen beds seemed to dip in the middle a little. The website pics makes family area seem bigger. It is nice, tho. There is one recliner and a basic 3-seat couch there with a small tv. The table has chairs and there were a few barstools, but our large group watched football during downtime after lots of walking. The huge TV in futon room should be in the living room and small TV in the futon room, instead. Some of the pans/cookie sheets were "well used" before we got there. Either bring your own or bring parchment paper for baking.

The location was not at the peak of the mountain However it was high enough to get the experience without freaking out the family . It was decorated beautifully for the holiday season

There where several things that needs improvements. The cleanliness could have been better there was dirty windows mold in the downstairs shower. The bathroom sink did not drain for several minutes there was alot of bugs bugs,and more bugs, that seemed to reside there which kept my autistic grandson on edge. heavy dust hanging from The fan and walls not enough towels for the amount of people that where scheduled to come. The pot holders where put in the drawer with food on them. The hot tub stop working. Curtains where.not big enough to cover the windows for security and privacy.I feel that a lot of these issues can be resolved in just a few hours to make this the perfect staycation home. Oh yeah please send me a picture of where you can legally park four cars without using the backyard or the opposite side of the street . Have a blessed and wonderful day.
