This stunning 5500 SQ FT custom home is situated on 11 acres just outside the city limits of Arroyo Grande. Our home features a salt water heated pool, hot tub, full gym, basketball court, pickle ball court, outdoor area for corn hole, ping pong, and pure relaxation...a perfect retreat for family and friends! Located on the desirable Central Coast of California our home sits up high on the hills and has beautiful distant ocean views as well as endless valley views.
Situated just minutes from beaches, lakes, breathtaking hiking trails with spectacular ocean views, restaurants, world class wineries, water slide park, zip line and ropes course, as well as the beautiful Historic Village of Arroyo Grande. The Central Coast has become a desirable place for the most spectacular weddings and our home has become the perfect place to accommodate family and friends traveling here. A most memorable vacation destination!
***Located in the heart of the breathtaking Central Coast wine country and just 3 miles from the award winning Talley Vineyards***
Our home is 2 stories with two sets of staircases. The Master Bedroom is located on the first floor along with the family, room, living room, kitchen, and laundry room. The second floor consists of 3 bedrooms with bathrooms, loft, 800sf suite that sleeps 6 with full bathroom, library, pool table and gym. You will feel as if you are at a spa as you relax and experience the heated salt water pool, hot tub, lounge chairs, multiple fire tables, basketball court, pickle ball court, ping pong table, corn hole board and views for miles!
There is no AC...most homes on the Central Coast do not have them because the weather averages 70 degrees year round. It's what makes this area so desirable.
***Please note that the pool is heated. In late Spring, Summer, and Fall months the pool temperature stays consistently in the mid to high 80’s sometimes reaching 90 degrees. In the Winter and early Spring months however it is affected by outside temperatures. When temperatures drop to low degrees at night it can affect the overall pool temperature during the day and therefore can drop the pool temperature during the day to the mid to high 70’s. If temperatures heat up during the day the pool temperature will rise. The pool heater remains on but please be aware that outside temperatures can affect the pool temperature.
The basketball and pickle ball court has 25ft high outdoor lights for your use. Please turn them off when not using and do not leave them on overnight as they are very bright.
You will find a few doors, cabinets, closets, and garage locked. They are to remain locked so please do not try and access them. Armoires and cabinets are provided for your personal belongings.

*3 miles from the charming Historic Village of Arroyo Grande (boutique shopping, coffee shops, restaurants, bars, ice cream, wine tasting, and the famous Swinging Bridge)
*6 miles to Lopez Lake (boating, swimming, fishing, water slides, zip line and ropes course)
*7 miles to Pismo State Beach drive-on beach. The only stretch of coastline in Central California where cars are allowed to drive on. 4 Wheel Drive vehicles strongly recommended!!
*7 miles to Pismo Beach (restaurants, seafood, pier, beach, shopping, bowling, billiard room, clam chowder, monarch butterflies, rooftop bar)
*10 miles to Avila Beach (wine tasting, pier, beach, shopping, concerts, electric bikes, Bob Jones walking/biking path)
*10 miles to San Luis Obispo (shopping, hundreds of wineries, restaurants, pubs, boutiques, art, plays, Madonna Inn, Cal Poly)
*30 miles to Montana de Oro State Park
*60 miles to Hearst Castle

Please note there are absolutely NO FIREWORKS ALLOWED on the property. Californians have suffered devastating losses from fires and it is peak fire season. Our home is located just outside the city limits in rural Arroyo Grande where fireworks are ILLEGAL all year long. They are not allowed on 4th of July or any day of the year. Anyone bringing fireworks on to the property or using any kind of fireworks will be asked to leave immediately and sheriffs may be called by host or surrounding neighbors. Please help us keep California fire free and protect lives, homes, wildlife, trees and vegetation. We appreciate your cooperation in following this strict rule.

We recently stayed at this property and it was a delightful experience from the moment we arrived until we departed. Upon arrival, we were welcomed with two loaves of specialty bread, beer, wine, seltzer drinks and so much more. The place has everything one needs from small kitchen appliances to silverware, glassware, k-cups, spices, cookware, board games, cards, pool table, etc. That is just inside the house. Exit the back door and you find yourself in a luxury resort with a large (and well heated) swimming pool, hot tub, chaise lounges, patio furniture, heat lamps, fire tables, basketball/pickleball court, axe throwing (safe plastic set), ping pong, corn hole, and so on. If outside cooking is your thing, there is a Traeger smoker, wood burning fire pit, Blackstone griddle, and BBQ grill. The home easily accommodated 14 of us and we had a fantastic time. Patty was great too… she was very responsive with any questions and requests. In fact she purchased a waffle iron for us to use so that our kids could make breakfast. Wonderful experience. Incredible property. Great memories. Would definitely stay here again!

A group of 16 of us had a great time getting together for a 20 year college reunion. The heated pool, the basketball court, the pickleball, ping pong and pool table were all put to good use. The kitchen is well stocked and the owners were extremely thoughtful to make sure you have plenty of towels and sheets. The view is incredible and we are already thinking about when we can come back!

Patty is the most amazing host! She was very prompt with her responses, transparent about the details of the property, and hospitable to myself and my guests. Patty really cares about her guests and makes sure the best memories are made at this home.The home is fully stocked for everything you need. We used the kitchen to cook most of our meals. Pots, pans, cutlery, spices, mixology tools, BBQ pit, etc. - this kitchen has it all. All of the appliances are top notch. Plenty of beds/places to sleep for larger groups.Activities are aplenty: Pool (with pool noodles and other floaties), hot tub, cornhole, ping pong, full gym, basketball, board games, multiple fire pits, chess, etc. We stayed at the house the entire weekend and did not get bored for one second.The location is immaculate! We stayed Friday to Monday in late May with the weather being perfect! The view and ambience is similar to a 5-star resort, if not better. There is plenty of parking in the front and the front patio is great to escape from all the noise that could occur in the backyard.There really is no better place to stay if you are planning a stay in central California. I would recommend this property to everyone from bigger groups like mine (15 male adults) to smaller groups that want their space. The property was amazing but Patty was so professional and made our stay so memorable. I will never forget the memories my group and I shared at this location! 10 out of 10!
