Location of the Villa was superb with a 30 Minute stroll along the seafront to Fig Tree Bay and the main Protaras Strip. Best buy and a smaller local shop with everything you could need within 5/7 minute walk of the Villa Gated entrance with access to the villa from the underground garage via secure keyboxes made entering and exiting the Villa extremely simple with sufficient room in the garage for two cars a quad bike and a buggy The Villa itself was very well laid out with plenty of indoor and outdoor space. Inside was 6 well proportioned bedrooms and 5 bathrooms located over 3 floor with an internal lift for convenience (great for moving luggage). Roof terrace gave great views and was a lovely place to relax and chill prior to going out for the evening and returning at the end of the night. Outdoor there were ample sunbeds for all and two main seating areas one at the back of the villa and one at the front again with ample seating and shade. There was outside cooking facilities (not used by use) a good size clean pool (albeit slightly cold) a small Jacuzzi pool and a outdoor shower. The gated community was well maintained and easily paid out with a path down to the beach and access to the coastline Taking a Short 5 minute walk. Once at the beach if you travel west along the coast line you will pass a number of small bays with lovely beaches and calm crystal clear water for snorkeling, swimming and relaxing in the sun There are a number of lovely cafe's, bars, and restaurants catering for all needs a favorite was the White van near Green Bay. East along the coast is a lovely walk to Fig tree bay and the Protaras strip where you can continue to walk along the boardwalk Le Mer homes were extremely helpful from time of booking to time of checking out and responded quickly to an questions or concerns we raised Nice to have a small arrival package in the fridge of water, bread cheese, meats and butter to get you started for the first morning.
The property itself was clean and tidy but could have benefited from a little sprucing up during the quieter winter months. We reported a leaking hose on the hot water tank on the roof which was fixed the next day but there was clearly water leaking from a first floor shower which was causing problems with paintwork which appeared to have been leaking for sometime. This was reported but no action taken whilst we were there. Air-conditioning was pretty poor but luckily this was May not August Lots of the remote controls for TVS and Airconditioning units did not have batteries installed The controls for lighting etc were quite difficult with multiple point appearing to have been replaced by new controls but the old left in place Having one remote for the garage was awkward meaning a constant getting in and out of the car to place the remote back in the key safe in case people returned separately and this could be alleviated with additional keys being available for the front door The Master Bedroom (with balcony overlooking Pool) was lacking in storage space and overall there was a lack of hangers in all rooms for clothes Kitchen was well stocked with almost anything you could need but a lack of waste bags and tea towels Outside kitchen - No instructions on how to use the outside kitchen and the BBQ itself was well past it sell by date and in fact looked like had never been cleaned so put us off using this facility. A numbers of cushions on outdoor seating were missing especially on the day bed Roof terrace could do with some form of shade

The villa has the potential to be excellent, unfortunately it was let down by a poor state of repair and management. We have stopped in a lot of villas and this should have been the best we've ever had in over 30 years of traveling. The positives are a lengthy list but this was tarnished by the negatives. The plus points are as follows, the location was excellent, The walk down to the beach was all of 2 minutes through the rear gate and down the path. Once at the beach there's a nice coastal walk to the main strip in Protarus. All bedrooms were ensuite which was nice, under ground parking garage was good, the pool was a good size and there was lots of poolside furniture for the 7 of us that stayed. The roof terrace gave beautiful panoramic views of the Mediterranean.
Unfortunately the bad parts took the shine off the stay. Where to start, the free wifi that was advertised was terrible, the villa is spread over 4 floors and the wifi only worked on one level, the two bedrooms in the basement had mold all under the beds and was pretty much uninhabitable due to the mold spores and the smell, the ceiling down there showed signs of an old large water leak which hadn't been redecorated. This obviously turned a 6 bed villa into a 4 bed villa. Not ideal when we needed 5 bedrooms for our group. On our arrival at the villa the spa next to the pool was thick with green algae, which was reported to management and was rectified but we lost the first three days of use. The lack of garage fobs for the garage door meant a drawn out process for leaving and entering when multiple people have cars, there is only one and it has to be left in the lock box, this could be easily solved by adding an additional fob. A few days into our stay we went to use the washing machine to wash the towels only to find it didn't work, this was reported but never fixed meaning we couldn't wash any towels or clothes on our stay which was very annoying. Several of the showers had faulty hoses and shower heads. The outside BBQ looked like it had never been cleaned and we stayed well clear of it. The new smart lighting system that has been fitted had many lights that simply did not work. These were the major issues we had but just generally the maintenance of a one million euro villa was just sadly lacking everywhere you looked, I might be picky since I come from a construction and property maintenance background but it was just sad to see it not being looked after properly.
