Modern stone villa, 130 sq. m. on two floors, ideal for 8 persons with 4 double bedrooms and 3 bathrooms. Charming location in a private pine grove with direct access to the sea and to the completely fenced garden. Spacious loggia for outdoor meals with stonework barbecue. Parking. Villa le Rocchette is in an ideal location in a private pine grove which leads up to the coast. The property is surrounded by a 900 sq. m. garden, completely fenced and shaded, featuring a large portico on two sides of the house, complete with large stonework barbecue with cooking area and stove, perfect for relaxing and for outdoor meals. A small gate in the garden leads to a short sand path towards the beach. Parking, outdoor shower with hot water and external washing room are all on the property.Interior
The villa is on two floors and is complete with everything you need. The ground floor features a large and spacious living area with large windows and French doors leading outside. The living room with a sofa and digital TV, has a stone wall and is decorated with orange colours, creating a warm, charming atmosphere. Next to this is the kitchen, fully equipped, with a large central cooking surface and a long dining table. The ground floor also has two double bedrooms, one with private bathroom with bathtub, and a bathroom with shower. On the first floor you will find a bedroom with two beds, a double bedroom with a single bed and a half (120cm) and a bathroom with shower.

The villa is in a spectacular private pine grove in Rocchette, a residential area in a calm location just 150 metres from the sea and sand beaches.

Villa Rocchette has air conditioning in three bedrooms, baby bed, mosquito screens at the bathroom windows, barbecue and parking within the property.

The price includes baby bed. Upon request and to be paid for at the house are complete bathroom and bedroom linen, organized dinners, hired help, breakfast, walking tours, transfers and babysitter.
Important information
Water, electricity and gas (100 EUR/week) are obligatory and to be paid on the spot. One side of the house is connected to another house, with completely separate entrance and outdoor areas.Activities and Distances

The villa was very cozy and comfortable. The location is perfect and very close to the Le Rocchtte beach, where the sea is incomparable. The host Laura was very helpful and reacted fast to the questions.

The house is located in a very nice area surrounded by pine trees and close to the sea with a private access as described. In this area (Rochette) a lot of big campgrounds are located, where it's possible to do some activities as beach volley, tennis etc. The closest city is Castiglione della Pescaia which you can reach by bike within ca. 40 min, by Taxi or by foot (latter took us 1.5 h). The Vacavilla-Company was helpful in organising a transfer and some groceries for the first evening. The communication was easy via e-mail and messenger and they answered quickly.

Maison et jardin agréables à 200 m de la plage.
Tarif de la location très élevé. Il a fallu payer en plus pour l'eau et l'électricité (100 euros) et pour le ménage (250 euros) alors que nous avions prévenu que nous le ferions et alors que nous l'avons fait à fond. On n'est informé de ces suppléments qu'après avoir finalisé la réservation !
Plage bondée et plateau rocheux en bord de mer, ce qui rend la baignade difficile
