Located near what may be called the modern centre, a stone throw from "Vielle ville" (Old town). It is run as a family business, Upon our arrival, I heard her admonish her teenage son to speak English. (I speak French so I found it cute) So no official breakfast, but we could request one, no laundry service, but we could request the hostess to wash things. All this at a very decent price. If course this is in a converted older dwelling so the "bathroom" was maybe unorthodox, but it worked! The access was also a bit bewildering when we arrived, with an arrow high on the wall in the staircase showing we were on the right track. If you are unwilling to climb stairs, there is a competitor which is more accessible, but also twice as expensive, and also lacking the charms of the hostess at Le Petit Trianon et le Charme des Suites (but all are polite).
I intende first to leave this negative section blank. It could have been more luxurious, many would require an elevator, (I don't mind climbing stairs) but there is that cost of such things. Just around the corner is Rue Masséna with all kinds of restaurants and there is nightlife to about 1 am. Then it is all quite. So I add this just to manage your expectations.

Fantastic location close (but not on the beach), great aircon, comfortable bed. Host (Manuela) was fantastic, super friendly and able to help us with any request. Very clean room! Provided great recommendations for local restaurants too.

the location was good, fast Wi-Fi, host was nice.
There was little instruction on how to enter the hotel luckily someone else was entering the building and I was able to get in. Also it's not publicly stated that this is a third floor walk up. With luggage in hot weather it's very unpleasant.
The fridge in the room did not work, which was a little annoying. Also, we left a card to keep the air con on which apparently isn't permitted. But I'm paying for the room, I don't see why I can have the air conditioning if I choose to. They entered the room despite having the do not disturb card on the door to remove the card I had in to keep the air con on. Also I had to hunt down the host to get more toilet paper. in general it was hard to track down the host and it was difficult to communicate with them.
There were no beach towels but an umbrella. wanted to go to beach but I’m on vacation so I expected the hotel to have beach towels since I did not bring them with me.
To me this wasn’t much of a “hotel” more like an Airbnb.
