Easter holidays were super quiet. Just be aware if you arrive here on Easter Sunday or Monday, most places like stores and pharmacies will be closed, so stock up. I believe for 90% of our stay, we were like the only ones staying here. Stay here during Easter if you want a quiet holiday with a sea view. It is walking distance from the beach. The balcony, overlooking the sea, has lovely sunset views. Breakfast everyday even during the holidays was just enough for us, served by the very friendly staff. The staff were lovely and accommodating of our needs. We really enjoyed the lovely walks by the sea, along with a few residents and tourists. You can expect pleasant long walks around the area any time, day or night.
The only downsides are (1) though there is a pool, it's a bit too cold for those days in April. Most of the time it was being drained or maintained. (2) The wc structure is odd. It's not the most comfortable arrangement between getting to the shower. (3) The room is not entirely dark when you turn off the lights. There's a hint of a green light emitting from the thermostat. That doesn't entirely hit your eyes though but if you struggle with sleeping with some lights on, this might be an issue.
It would be nice if there was a drying rack at the balcony since there's so much space there.
There is a restaurant in front of the beach but that is not open yet maybe due to seasonality.

The sea is very close. The balcony of the room has a wonderful sea view. The bus stop is nearby, from where you can get to the old town of Split in about 30 minutes. The surroundings are beautiful. Walking along the promenade is wonderful.
The hotel and the room are unfinished. The hotel was undergoing renovation and there were noises. All the lights in the hallways were not working. There were open electrical sockets in the hallways and rooms, not protected, and the electrical wires were visible. The room lacked a trash can and a towel rack. The bathroom has no air conditioning or ventilation at all. The entire bathroom and toilet gets wet when you shower and it doesn't dry for a long time. The breakfast was quite small and modest. The hotel is not accessible. You have to walk up the stairs to get to the elevator and check in. There is a steep descent from the street to the hotel entrance.

Staff was great, view was great.
Shower was broken and the handheld shower head part was super moldy and the shower head above was covered in lime not allowing the water to properly exit. It was incredibly loud in the mornings and my final morning they were doing construction at 8AM. Couple switches did not work nor the mirror light nor the vent causing the bathroom to get super humid as well as pretty dark in there.
