-perfectly situated just an easy 10min walk to the old town
-great views from the common areas to the towers of san gimignano
-spacious rooms, comfortable beds, big and modern bathroom
-private (paid) parking just next to the accommodation even though at this time of the year it would have been also possible to park for free on the street as many spots available (that might not be the case in summer/high season though)
-we also decided to have breakfast and it was a good decision. easy and simple breakfast, but all you need and freshly prepared by the host
only not giving a 10 is because there was no water heater on the room. So in order to get hot water to drink a tea / prepare milk for the baby we had to go down to the common kitchen area. Definitely not a big issue but thats why I couldnt give a 10 ( would give a 9.9 instead, but not possible in this rating system)

The view of San Gimignano from breakfast room and outside. The area was quiet out of town but an easy walk in to town 10-15 min. Breakfast was very good with variety of choices. Proprietor very helpful. I recommend this hotel.
It’s a small thing but no coffee pot in room but coffee in lobby you paid for if before breakfast, only 1 e.
Also for our taste, bed was too hard.

The young owner of the B&B has turned her grandmothers house into a welcoming and pretty B&B. She was quite enthusiastic about life in “SanG” and clearly loved interacting with her guests. The self serve lemon-tea and cappuccino were delicious.
The bedroom was not spacious for 2 people and their big luggage. But we managed.
