Gestore molto disponibile, casa molto carina in pieno centro e non troppo rumorosa. Tuttavia la famiglia di un'altro appartamento aveva una bambina che gridava la mattina alle 8:00. Abbiamo trovato la casa calda (era invero) e non abbiamo mai sentito freddo.
Edit post conversazione con gestore: non è un bed&breakfast; la colazione è assente (salvo pacco di Gocciole aperto e due capsule per il caffè per due persone e per due giorni). Pressione dell'acqua nel bagno assolutamente insufficiente (quasi impossibile lavarsi). Caldaia che scatta facendo rumore ogni 3-4 minuti, anche di notte. Nel lavandino c'erano peli ma il resto della casa non era sporca. Non sono inclusi 30 euro per la pulizia. Terzo piano senza ascensore.

Very good location. The architecture give the apartment and building an old-world charm. AC worked fine; the apartment was pleasantly cool even on hot days.
A terrace that looks amazing in the tightly-cropped listing photo is actually tiny, dingy, dirty, and exposed to sun and rain, making it all-but useless. Old mattresses and pillows left my companion with back and shoulder pain. The laundry machine leaks water onto the floor. This is a fully-priced, expensive property: these prices leave no excuse for such deficient facilities.
Worst of all, the manager attempted to charge us €38 in additional surprise fees on top of the already high rental rate that we had agreed to pay. These charges are not described anywhere in the property listing. They were announced only after I had booked the reservation at the agree-upon price. After I had researched listings in Spoleto, settled on this property, made and confirmed the reservation, and paid the agreed, I received notice of what I assumed was a routine confirmation message through Booking.com. Only later did I find that this message included a demand to pay an additional €30 'cleaning fee', a fee mentioned nowhere in the listing description. Yet another surprise fee, €8 in 'local tourism taxes', was announced to me via WhatsApp message only on the very date of check-in, when we were already literally en route to the property. Having to spend my time arguing with the manager about these charges while on the train en route to Spoleto made for an unpleasant, time-wasting distraction at the start of what should have been a relaxing trip.
Failure to describe all charges accurately and completely at the time of booking is deceptive business practice, IMO. The property owner is attempting to squeeze a few more euros out of her clients, at the cost of not dealing straight with them.
Not recommended.
