6. The room has an air conditioner that works well. I recommend using this rather than opening the window (depending on time of year) due to mosquitos.

This is very minor... It would have been pleasant to have coffee/tea (instant/generic) in the common room kitchen.

Clean, tidy room. Good for 1 night i would say.
It was faff getting to enter the property, pin code that didn't work, had to contact the owner, not easy to find, not obvious from the outside.
You'll need earplugs as well, my room was directly onto the street, only a narrow side road, but the noise reverberated around, also a tiny tiny single bed

Close to the Center and Pisa Tower. Good value for cheap price
Bathroom outside the room, difficult to adjust shower water temperature. It's either cold or hot
