Location is the best.
Tax was included in total price as showing in booking.com when I reserved the hotel. But the hotel was still collecting local tax. Breakfast was not available even through the breakfast is marked as included in Booking.com when the reservation was purchased.

B&B comodo e pulito, molto carino e accogliente. Posizione ottima per esplorare Pienza. Proprietaria gentile e disponibile. Stupenda la suite bacco&arianna con un letto matrimoniale in una stanza e un divano letto sempre matrimoniale nel salottino, dotato anche di frigo bar e balconcino. Doccia piccola ma funzionale.
Lievemente rumoroso a causa del ristorante sotto (al fierale della stessa proprietà, che da il 10% di sconto per chi alloggia al b&b) e della strada sottostante del centro che è di passeggio.
