Location, friendly staff, price, windows that open. The area is safe to walk around at night.
The couch was uncomfortable for two people, the apartment is quite small for 4 people, once the couch is opened.

The location is great, near the train station which is the best way to visit Marseille. The secure gated outdoor parking is a big plus ( ~€10 per day).
The rooms are very practical and the beds are comfortable. The receptionist was very kind and helpful.
The kitchen was very basic, but we were grateful to have it!

Very good room, big and comfortable bed, small kitchen - convenient to have snacks. Good for the money
Reception closes at 8 pm, and some other guests decided to have a party till 11 pm. And nobody could do anything with that.

Rubbish in a big pile outside. Water dripping out of the air conditioner. No towel to take a shower.
