Spectacularly renovated waterfront villa along the Adriatic Coast on the Bay of Kotor in Lepetane, Montenegro that sleeps 11. First floor (ground level) has full kitchen with granite counter tops, eating counter with three stools and table with four chairs, large front entry, 45 square meter living room/dining room with expandable dining table and ten chairs, and 20 square meter den with half bathroom. Kitchen, dining/living room, and den all have sea views. Second floor has three large double bedrooms with ensuite bathrooms, one with double shower, one with Jacuzzi tub and shower, and one with shower. All double bedrooms have sea views, balconies, and ceiling fans, Third floor has a loft with five single beds, ensuite bathroom, and sea view. Property includes rear stone walled, landscaped garden with fountain and large sitting area and landscaped, seaside front garden with Pergola, teak table and six chairs, and outdoor kitchen with original stone sink and stone barbeque with chimney. Villa has wireless high speed Internet, satellite TV, air conditioning, microwave, dishwasher, washer and dryer, and outdoor shower. Villa has private parking and access to shared waterfront pier for swimming and sunbathing. Villa has stunning views of Bay of Kotor and is within walking distance of Kamenari-Lepetane ferry, 10 minutes from Tivat International Airport, and 60 minutes from Dubrovnik International Airport. Villa is 5 KM from Tivat and Porto Montenegro Marina and 12 KM from Kotor. Excellent location for kayaking, paddleboarding, biking, sailing, etc.

Beautiful location right by the water (the pier for swimming is only a few seconds walk away) and the view from the house is wonderful! Great location for day trips or just staying in the village where you have several beach bars, restaurants and a small grocery shop within short walking distance. The ferry across the bay is free for pedestrians and only €5 per car. The front garden is lovely for evening dinners and the house is even bigger than what we thought beforehand from the pictures. There is no allocated, private parking (which we thought before arriving) but it was never a problem as there are several spots right outside the house. The top room/loft was very hot as the AC was not functioning properly given the large open space but the rest of the house was perfectly cool during the hot month of August. Detailed, but at times sporadic, communication with the host ahead of the stay and we were welcomed by a helpful lady from the area when we arrived.

This home was a fantastic place for our group of travelers to comfortably rest their heads. It was clean, comfortable, and right on the water. We were able to pluck fresh veggies from the garden for dinner, stroll up the street to the grocery store, relax on the patio, and bike ride around the bay with easy. Our hosts were beyond hospitable and made us feel right at home. This a perfect location for families or groups of travelers. If the opportunity presents itself, I wouldnt hesitate to stay here again.
