Set within the peaceful grounds of The Yair in the Scottish Borders, Garden Cottage offers the perfect mix of comfort and countryside charm. Sleeping up to four guests, it overlooks a beautiful walled garden and sits close to the River Tweed. Inside, the welcoming living room features a deep sofa and two armchairs around a wood-burning stove, while the country-style kitchen is fully equipped for relaxed self-catering. A steep staircase leads to the bedrooms — one king and a flexible second bedroom that can be set up as a king or twin — and forms part of the cottage’s character, though it may not be suitable for the elderly or those with restricted mobility. The modern bathroom with a walk-in rainfall shower is located downstairs.
The location is a dream for outdoor enthusiasts — enjoy tennis, fishing, and a wealth of walking and mountain biking trails right from the doorstep, including access to the Southern Upland Way. The world-class Glentress Mountain Biking Centre is nearby, and the area offers historic houses, championship golf courses, and beautiful gardens to explore. For a change of pace, hop on a nearby train and be in the centre of Edinburgh in under an hour.

We stayed at the Garden Cottage and enjoyed the peace and quiet of the gardens. Also we took full advantage of the many walking trails in the local area. The kitchen is well equipped and the beds are very comfy. We would love to come back again!

Such a gorgeous property - I wish we could have spent more time here! Check in is easy as can be. Highly recommend this for a getaway in nature. The cottage is comfortable and lovely - albeit with a few spider friends, but they are no bother. The owners left a homemade lemon loaf as well! The gardens are just stunning and I could have spent hours walking through them, not to mention the trails around the estate. Definitely hope to come back for a longer stay in the future! Thank you!

Absolutely love everything about this property! Honestly could have used the entire week just roaming around the gorgeous estate grounds . And that walled garden!?! Just a dream😍 The Fall colors were breathtaking!
Super comfy bed! Cozy kitchen and living area. Great shower! Everything you need!
Loved the lemon drizzle bread made by Hannah and Ollie was so kind to come and rescue us when we locked ourselves out.
We would stay here again in a heartbeat!
