Originally built to be a family holiday shelter, it has kept its stylish and personal character but also an understated sense of refinement.

Beautiful spot right on the beach. Kosta and Annick very kind and helpful. Lovely to have villa cleaned everyday.

Our first meeting with Crete was in 1969, and it was love at first sight.
Since then we have been visiting this amazing island from time to time, several times.
But we didn't know this particular jewel of Southern Crete, Ktima Grammeno Beachside Villa: a fully comfortable, modern and well appointed house in the close proximity of the village of Paleochora.
But what is really unique and an experience in itself is the space outside: the green lawn, shadowed by palms and eucalyptuses, which gently takes you down to the private sandy beach with its crystal-clear waters is a Paradise on earth.
Add to this that the owners, Kostas and Annicke, are the quintessence of kindness and helpfulness, and you have the picture of the perfect holiday.

We spent three nights this gorgeous, serene beachfront property and had the most relaxing, pleasant experience. The home is clean and bright, the backyard had a large lawn and fruiting date palms, and led directly to a pristine beach with calm, clear waters. The beach had only a handful of people on it and in the morning and evening was virtually private. The house is a 5-10 minute drive to Paleochora and the hosts (Kosta and Annika) were helpful and generous. We highly recommend this property for families or couples looking for a quiet getaway.

Kitma Grammeno has a great location, on a peaceful sandy bay, only a short drive from the small town of Palaiochora, that has many good restaurants and a very nice wine garden. Kosta and his family gave a warm welcome, great restaurant recommendations, and his son even found a tailor for our wedding outfits! The house is very private. It has a beautiful garden, where you can sit in peace and read, looking out to the bay. All the rooms and the garden are in very good condition. The beach itself is idyllic. It is a wide bay, with crystal clear, calm water, perfect for swimming. We have been to several other locations in Crete, and this is really a unique property in a unique place.
