This bioclimatic modern villa is located near Agios Nikolaos (Sithonia) Located about 100km from SKG Airport. She has a stunning sea view, while it has many indoor and outdoor spaces, chic decoration, 3 bedrooms with 3 bathrooms and access to a private beach!
This modern villa is undoubtedly one of the most loci on the second "leg" (peninsula) of Halkidiki, 2km from Ag. Nikolaos, a traditional village in Sithonia. The detached house is located in a 1/4 hectare private olive tree field and was built in a minimalist style. The panoramic views from every angle of the house over the Aegean Sea are spectacular. This aesthetically decorated house offers cozy accommodation for a minimum of 4 adults and 2 children and there is plenty of room for an extra cot / crib.
The villa is located on a slope, and so has this relaxing yet breathtaking scenery from every single point of the house to. The large openings of the house at all three levels satisfy the need for ease and for private space. An asphalt road through a small forest of old pine, which is located directly in front of the garden of the villa, takes you in 5min walk to the white sandy beach. In addition, there is a private lawn-garden (300 square meters), and a private parking for cars.
On the first floor, where the main entrance is, there is a very spacious and bright living room with a kitchen and a dining area. There is a sofa in front of the coffee table opposite the TV. The kitchen is equipped with oven, microwave, fridge freezer, etc.
Directly connected is the bedroom, elegantly furnished with a king-size bed, an ergonomic cabinet and a bathroom.
On the west and on the east side of the villa are spacious terraces and are equipped with table and chairs.
An internal staircase leads to the upper floor where a large double bedroom with its own bathroom.
On the lower floor there is another cozy living room is furnished with two sofas, a 2-storey Cot, games, space to play and the third terrace of the property, which has table and chairs. This, too, the view is breathtaking.
At this level there is also the third bathroom.

The house is located on a hill with a few other houses, so you will need a car. The view to the sea is great and it is very quiet.
There was more than enough room for us (5 people) with the 3 bedrooms and 3 bathrooms. The kitchen is somewhat improvised, but everything you need is there. Sunrise is on the sea and terrace side (very picturesque), sunset on the other side of the house. As there are tables and chairs on both sides, it is possible to have breakfast and dinner outside in the shade.
The nearest beach is about 800 meters downhill (about 100 meters in altitude), the road is not suitable for a normal car. From our point of view there are better beaches in the area (e.g. Trani Ammouda about 5km, the famous Karydi Beach about 18km).
The neighbors were very friendly and helpful.
All in all we had a very nice stay.

I had a wonderful stay at this rental! The property was modern and impeccably clean, exceeding all my expectations. The host Sofia was amazing—very responsive and always available to answer any questions I had, which made my stay even more enjoyable.
You must have a car to get around, but after a day we felt like we were locals. You’ll find great beaches and restaurants just a short drive away.
We were so happy to come back home every evening to enjoy this marvelous view of the sea and mount Athos. Villa sits on a top of the hill surrounded by olive trees and pines, air filled with rosemary aroma. Simply a magical place!
Overall, I had an amazing time at this gorgeous location and highly recommend it to anyone looking for a great experience.

-Furniture needs updating, particularly the beds and kitchen
-No door to downstairs sleeping area
-15 minute walk to the beach down steep hill or 10 minute drive to a different beach
-10 minute drive to nearest town.
Overall, a pleasant stay with great view and kind host.
