The 78704 zip code puts you in the middle of Austin's most walkable and most distinctly Austin neighborhood — steps from the shops, restaurants, and live music of SoCo, five minutes from Terry Black's Barbecue, and about eight minutes from Barton Springs Pool and Zilker Park. Groups who want to spend a weekend actually living Austin rather than shuttling across it book this house.

The second thing that keeps guests coming back is the house itself. This is a 2,700-square-foot custom build with the design sensibility of an Austin boutique hotel — vaulted ceilings with exposed beams, clerestory windows, large-scale original artwork, murals painted directly on the walls, bold color, and the kind of kitchen that actually fits fourteen people around it. The screened-in porch adds an entirely separate social space that works from the first warm afternoon through late spring evenings.

The group layout is well thought out. Bedroom 1 is on its own with an en-suite bathroom, which gives one couple or one family complete privacy. THE MAIN HOUSE

The orange sectional sofas, the turquoise coffee table, and the large-scale local artwork — some of it painted directly onto the walls — give the space an energy that feels specific to Austin in a way that most vacation homes simply do not.

The kitchen anchors the back of the great room and is built for a group. Warm wood cabinetry runs the full length of two walls. The professional-grade range with pot filler sits behind a bold red lacquered backsplash. Three bar stools at the island give the kitchen its own social zone while the cooks are working. A dining table seats six, and a secondary dining area accommodates additional guests so nobody is eating in shifts.

The screened-in porch extends the living space outdoors without the heat or the bugs. Cedar-paneled walls, deep sectional seating, a flat-screen TV, and a dedicated bar area make it function as a true second living room. In the warm months it tends to become the default gathering space from mid-afternoon onward. Terry Black's Barbecue, one of the most acclaimed BBQ spots in the country, is five minutes by car on Barton Springs Road. Odd Duck on South Lamar is five minutes. Lady Bird Lake and the Hike and Bike Trail are five minutes by car.

Downtown Austin is 5 to 8 minutes by car. Barton Springs Pool and Zilker Park are 8 minutes. The brand-new multi-level SoCo HEB at South Congress and Oltorf is 5 minutes by car and is arguably the finest grocery store in the city. Austin-Bergstrom International Airport is 15 minutes. Perfect location, clean, comfy and stylish! This was the best place for a group of 4 ladies...time to be together but also time to have some space. I would definitely recommend and would stay here again!

To state first: the house is architecturally interesting and pleasing with the original art work and eclectic interior decor. So many rentals are so sterile and cold in appearance. This home was very refreshing. It was large enough for my family reunion. The location is great, within walking distance of restaurants and parks for the little kids. Having said that, there are some problems, most of which are rooted in the mismatch between a house that states it sleeps fourteen and yet the does not support anywhere near that many. We were a family of 8 adults and 5 young kids....there were only five coffee mugs(!), the dining table was small and had only six chairs and the table itself was metal, very hard and cold and no table cloth or placemats available. There were plenty of towels....but no towel racks in the bathrooms, no place to hang damp towels after showers or have washcloths hanging out after use, which seemed really odd. Several of the closets had supplies stacked in them which gave limited use, particularly the front door closet was so full of boxes of paper goods that we couldn't put our coats in there at all. It would be really helpful if the light switches could be labelled....there are a dizzying array of not very intuitive light switches all over the place. And the two upstairs bedrooms had great beds and mattresses; however the two bedrooms on the main floor each had very not comfortable ones....sagging slump in the middle, poor support, etc. And just of note: I realize that it may not be VBRO or Walker's capacity or responsibility to know but having a major house construction going on literally right next door was very loud and frequently annoying. I probably would have looked for another house had I known of that potential. But I want to be clear, I would wish you to take the mentioned issues as observations that could be improved. The house is lovely, in a great location and we had a wonderful time in Austin!
