Hotel is lovely but you cannot use the facilities if you book third party.
Rooms are big, clean and modern but hot as hell fire.
16.95 each for breakfast if you want to add it on, go over the road to cranstons as I feel it would be better although it is a buffet here.
Wouldn’t book again due to the extras that were not told to me before.

Nice location about 600 m walking distance from Penrith railway station , comfortable & well- equipped comfortable rooms. Drinking Water & fresh milk dipensers are available in the corridor at each floor. You can comfortably open the windows for fresh air, if its not raining . I got lucky to see a magical sunrise from my room on the second floor. They have a big open area at the back for outdoor seating & a lovely restaurant , didnt get a chance to eat there would love visit again. The neighourhood is quite safe & really beautiful & you can easily walk to Penrith Market square & explore the town. They gave me a the guide book with a map . Its quite useful & has great recommendations , it will save you lots of time , if you are on a very short visit and wanna explore the town.

Dinner and breakfast were excellent as were the spa facilities however for the money paid, we felt the room was a let down with mould in the showers and in general not up to scratch paying close to ***/night!
